Community Design Plan aims to breathe new life into Bank Street

A stretch of Bank Street dominated by low-rise plazas, parking lots and heavy automobile traffic could be changed into a more diverse, interesting, multi-use neighbourhood through implementation of a Community Design Plan, says a report being presented to Planning Committee.

The Bank Street Community Design Plan, which covers a 3.2-kilometre stretch of Bank Street between the Rideau River and the CN tracks south of Walkley Road, calls for three nodes of intensive transit-oriented redevelopment with taller buildings housing commercial, office and residential uses. This transformed area would be supported with new facilities for pedestrians and cyclists, and some new greenspace. These three live, work and play development nodes are at Billings Bridge, Bank Street and Heron Road, and Bank Street and Walkley Road.

The plan aims to encourage development over the next 20 years that is pedestrian oriented, with stronger linkages to transit and containing a mix of uses. The area in this study, 101 hectares, is in three City wards: River Ward, Capital Ward and Alta Vista Ward.

Changes based on the Community Design Plan would provide zoning certainty to property owners who would not have to seek rezoning for their land. If Planning Committee and City Council approve the plan and zoning, property owners would simply secure site plan agreements and permits before building.

The report on this plan and zoning recommendation is being presented to Planning Committee on February 28 and will be considered by City Council on March 28.
